Understanding Roof Warranties and Their Benefits

By Sutter Roofing Systems  ·  November 2022  ·  5 min read

Manufacturer Warranties: What They Actually Cover

Most homeowners believe their "30-year shingle warranty" means their roof is covered for 30 years. The reality is more nuanced — and knowing the difference before you sign can save thousands. Manufacturer warranties cover material defects, not installation errors or storm damage. They are also typically prorated after the first 10 years, meaning the manufacturer's contribution toward replacement costs decreases substantially year over year. A "30-year" warranty may provide 100% material coverage for the first decade, then step down to 50%, 25%, and eventually 10% of material costs.

Workmanship Warranties and Contractor Certification

Workmanship warranties are separate from manufacturer coverage and come from your contractor. These cover installation errors — improper nailing patterns, incorrect flashing, inadequate underlayment — and typically run 1–5 years for standard contractors. Premium contractors who are certified installers for major manufacturers can offer enhanced workmanship warranties of 10–25 years through the manufacturer's contractor certification program. Sutter Roofing's GAF certification, for example, enables us to offer the GAF Golden Pledge Limited Warranty, which provides non-prorated coverage for both materials and workmanship on qualifying installations.

How to Avoid Voiding Your Roof Warranty

Critical warranty voidance conditions homeowners should know: most manufacturer warranties require installation by a certified contractor, installation of the full system (not just shingles — including underlayment, ventilation, and flashings), and prompt repair of any storm damage. Letting insurance-covered storm damage sit unrepaired can void your warranty for subsequent damage. Also, adding solar panels or other penetrations after installation typically requires notification and approval from the manufacturer to maintain coverage. Ask your contractor for copies of all applicable warranties in writing before the project begins.
