Roofing Questions? We've Got Answers.

Straight answers to the questions Sonoma County homeowners ask most. No hedging, no upsell — just the real information you need to make a smart decision about your roof.

Roof Replacement
How much does roof replacement cost in Sonoma County?
Most residential roof replacements in Sonoma County range from $12,000 to $25,000+ depending on the size of your roof, pitch, the materials you choose, and the condition of the existing decking. Steep roofs, complex layouts, and premium materials push costs higher. We give you a flat, itemized written estimate — so you know exactly what you're paying before we touch a thing. No surprise invoices on billing day.
How long does a roof replacement take?
Most standard residential replacements take 1 to 3 days from tear-off to final nail sweep. Larger homes, more complex rooflines, or commercial properties can take longer. Before we start, we give you a specific schedule — not a vague range — so you can plan around it. We don't leave a job mid-stream unless something unexpected requires it, and we communicate immediately if anything changes.
Do I need a permit for a roof replacement in Sonoma County?
Yes. California requires permits for most full roof replacements, and the specific requirements vary by city — Santa Rosa, Sebastopol, Petaluma, and unincorporated Sonoma County all have their own permitting offices with different paperwork and inspection requirements. We handle all of it as part of your project. You don't need to navigate the building department or take time off work for inspections — we manage the process start to finish.
What's the best roofing material for Sonoma County?
Architectural (dimensional) composition shingles are the most common choice — they're durable, cost-effective, and well-suited to NorCal's wet winters and dry summers. For homes in higher fire-risk zones or homeowners who want a long-term investment, Class 4 impact-resistant shingles or metal roofing systems are worth the premium. We'll assess your roof, your fire risk zone, your home's style, and your budget — then give you honest recommendations with real trade-off comparisons, not just the option with the best margin for us.
How do I know if I need a full replacement vs. a repair?
Age is the starting point — if your roof is 20+ years old, repairs often become a money pit because one failure signals others are coming. We look at the overall condition of the shingles (granule loss, cracking, curling), the decking condition, and whether there's widespread wear or isolated damage. If a repair will genuinely solve your problem and your roof has useful life left, we'll tell you. We're not going to push a full replacement on a roof that has five good years left — that's not how we've built a 35-year reputation.
Roof Repair & Leaks
How fast can you respond to a leak?
We prioritize emergency calls across Sonoma County and typically respond the same day or next day. If water is actively getting into your home, call us directly at (707) 829-5050 — don't submit a web form and wait. We can often deploy a temporary tarp to stop the damage while we assess and schedule the permanent repair. Don't let an active leak sit — water damage compounds fast and what starts as a roofing problem becomes a framing problem.
What causes most roof leaks?
In Sonoma County, the most common causes we see are failed or improperly installed flashing around chimneys, vents, and valleys — these are the transition points where leaks almost always originate. Cracked or missing shingles, damaged underlayment from age or storm impact, and clogged gutters that cause water to back up under the eaves are the next most frequent causes. We diagnose the actual source, not just the symptom — a wet ceiling stain can trace back to a failure point ten feet away from where the water appears.
How much does a roof repair cost?
Simple shingle repairs typically run $300–$700. Flashing replacements around a chimney or skylight range from $500–$1,500 depending on scope. More complex repairs involving decking or widespread damage cost more. We give you a written estimate before anything is done — no surprises. If we get on your roof and find something that changes the scope significantly, we call you before proceeding.
Will a repair void my warranty?
It depends on the type of warranty and who does the work. Manufacturer warranties generally require that any repairs be performed by a licensed, certified installer using compatible materials — which we are. Unauthorized repairs by unlicensed contractors, or using mismatched materials, can void coverage. If you're concerned about an existing warranty, call us first and we'll review the situation before touching anything.
Estimates & Process
Is the estimate really free?
Yes. No charge, no obligation. We come to your property, walk the roof, take measurements, assess the condition, and provide you with a written itemized estimate. We don't do phone quotes or ballpark numbers — the only way to give you an accurate price is to see the roof in person. You're under zero obligation to hire us after the estimate.
How long does an estimate take?
Most residential estimates take 30–60 minutes on-site. Complex or commercial projects may take longer. We'll walk you through what we found, explain the options, and leave you with a written quote that day or email it to you same day. We don't do the hard sell at the door — you'll get the information you need and the space to decide on your own timeline.
Do you use subcontractors?
No. Our own licensed crew handles every job from start to finish. This matters more than most homeowners realize — when you hire a contractor who subcontracts the work, you lose direct accountability for quality, scheduling, and workmanship. With Sutter, the crew you meet is the crew that shows up. Same people who did the estimate are the ones installing your roof.
When's the best time to replace a roof in Sonoma County?
Sonoma County's dry season runs roughly May through October — that's the ideal window. Roofing can be done year-round in our climate, but scheduling during the dry season means no weather delays and easier permitting timelines. That said, if your roof needs to be replaced now, don't wait for the calendar. A deteriorating roof in winter can cause far more damage than the inconvenience of a wet-weather installation. We'll plan around the forecast and get the job done.
Warranties & Insurance
What warranty do you offer?
Every job we complete comes with two separate warranties: the manufacturer's material warranty (typically 30–50 years depending on the product) and our own Sutter Roofing Systems workmanship warranty covering the installation itself. Both are in writing. As a GAF-certified contractor, we can offer enhanced manufacturer warranties that aren't available through standard contractors. Ask us about the specific coverage that applies to your project when we provide your estimate.
Do you work with homeowners insurance?
Yes. If your roof damage was caused by a covered event — storm, fire, hail, fallen tree — your homeowners insurance may cover part or all of the cost of repair or replacement. We work directly with adjusters and can help document the damage, provide the documentation your insurer needs, and coordinate the timeline. We don't play games with inflated estimates or coaching homeowners to misrepresent damage — we just help you navigate the process honestly.
What's the difference between a workmanship warranty and a material warranty?
A material warranty covers defects in the shingles, underlayment, or other roofing products themselves — it's issued by the manufacturer and protects you if the materials fail prematurely under normal conditions. A workmanship warranty covers how the roof was installed — nail patterns, flashing, overlaps, ventilation. Most roof failures in the first 5–10 years are installation issues, not material defects. That's why our workmanship warranty matters: it means we stand behind the quality of our own work, not just the products we used.
