Protect Your Investment with Essential Roof Maintenance

By Sutter Roofing Systems  ·  August 2022  ·  5 min read

Why Seasonal Roof Maintenance Matters

Your roof is the single largest exterior investment on your home — typically representing 5–10% of the home's total value. Yet most homeowners give it far less attention than their HVAC system, landscaping, or interior surfaces. A structured seasonal maintenance routine takes two to three hours per year and can extend the serviceable life of your roof by a decade or more. That's thousands of dollars in deferred replacement costs for a few hours of attention.

Sonoma County Roof Maintenance Calendar

For Sonoma County homeowners, the critical maintenance calendar looks like this: In October, before the rainy season, clean gutters and downspouts, clear all roof debris (leaves, pine needles, branches) from valleys and around penetrations, inspect visible flashing for cracks or separation, and check pipe boot seals. This is also the optimal time for a professional inspection if you haven't had one in the past two years. In December and January, after major storms, do a ground-level visual check for lifted or missing shingles and ensure downspouts are clear. In March or April, do a post-season inspection from the ground for any damage accumulated over winter, and schedule a professional assessment if anything looks questionable.

Controlling Moss and Algae Growth on Your Roof

Moss and algae deserve special attention in Sonoma County. North-facing roof planes and areas under oak trees are particularly susceptible. Zinc or copper strips installed at the ridge leach trace metals down the roof in rain, preventing biological growth. Zinc sulfate treatments applied in spring are effective and relatively inexpensive. Pressure washing is not recommended — it strips granules from asphalt shingles and voids most manufacturer warranties. Low-pressure soft washing with appropriate biocidal solution is the correct approach. Sutter Roofing can include moss treatment as part of a maintenance service visit.
